The company recognised the need for an enhanced maintenance solution; one that would offer greater visibility into site activities, ensure timely reporting of new issues, and provide the capability to proactively address complex technical challenges across its expansive portfolio.

To meet these needs, WeWork sought a facilities management partner with a national presence, capable of delivering consistent, high-quality service across all locations. The WeWork team required a partner who could offer proactive and transparent communication, possess deep technical expertise, and demonstrate the agility to implement a sustainable facilities management solution that would enhance operational efficiency and improve overall member satisfaction.

 

The Solution

 

What began as an initial online inquiry has evolved into a successful partnership, with CBC Group becoming a fully integrated Facilities Management (IFM) partner to WeWork, providing a comprehensive repair and maintenance (R&M) program supported by a dedicated team of trade staff and management professionals.

As part of the IFM offering, CBC Group oversees WeWork’s Building Management System (BMS), ensuring seamless integration, efficient operation, and optimisation of building functions across all locations. Leveraging advanced BMS technology, the CBC team drives energy efficiency, optimises HVAC performance (in collaboration with Base Building), and implements proactive maintenance strategies, resulting in significant operational efficiencies.

In addition to managing the BMS, CBC Group is responsible for critical systems and services such as lighting control systems (including KNX and CBUS), plumbing, electrical, and fire services. This extensive technical expertise guarantees consistent performance and compliance across all facilities.

The CBC team works closely with WeWork stakeholders, using real-time data to monitor and reduce operational costs while enhancing the comfort, sustainability, and overall user experience within the workspaces. This approach aligns perfectly with WeWork’s mission to create dynamic, responsive environments for its members. CBC Group also manages communal kitchen appliances and office relocations and reconfigurations, providing a seamless, all-encompassing service that enhances the experience for WeWork’s members

The Results

 

The partnership has driven outstanding operational results, achieving 100% completion of Planned Preventive Maintenance Schedules (PPMS) within the agreed Service Level Agreements (SLAs). This success has resulted in a notable reduction in internal ticket volume for WeWork, streamlining issue resolution and boosting efficiency. Additionally, staff satisfaction with facility services has seen a marked improvement, reaffirming the high quality and reliability of the support provided. Most notably, WeWork has recorded a sharp rise in their member satisfaction scores; a noteworthy milestone in their pursuit of service excellence.
